Another service that our competitors can not provide you is our relationships with real estate attorneys and real estate wholesalers. They often have valuable information of up and coming foreclosures that may just fit your criteria.

This is when you, as a buyer can enter in negotiations directly with the lender of the local agent who will list the property.

Our advice is that you need to be represented during this process to look out for your best interests. If you are talking to the lender or the listing agent, they are representing the property and their objective is to sell that property for the highest price, hide as many defects as possible buy hiding it under the “AS-IS” proclamation…this includes lien problems, paperwork, deed, etc, etc. …and they will make you pay that if you are not represented by your own real estate agent.

While there is a lot of room to make a substantial profit in foreclosures you need to make sure that, you do your research and fully understand what your risks are. This is where a good real estate agent on your side will be worth thousands of savings  to your budget . Remember, properties that offer the greatest profit potential are often times the risky investments."
