A Quick Observation:
While preparing for this post. .I had the opportunity to see the worse of negotiating from all things. . another Realtor with an offer for one of my listings. .
The lesson from this experience is a simple one:
Never negotiate against yourself!

Written proof for validation. .
"Would your client take $225,000 on your $300,000 listing Fernando, I don't want to "waste" my time.."
" I don't know, put it in writing and lets find out!"
Another tip. .specially if you are an FSBO
Are you the one selling the house in 1233 Elm Street?
and your asking price is $250,000?
Look, I know you have this house in the market for a little while now. . but I have a client that maybe interested to buy your property. . .
"Could you tell me what is your ABSOLUTE lowest price you are willing to take if I bring you a quick closing?"
While I'm waiting for your answer. .
My client is willing to ignore the power lines behind your property. .
My client is willing to possibly not do a home inspection. .but I'll have to ask him. .
My client is also willing to ignore the outdated electrical panel and will cost home upwards of %5,000 to bring t up to code.
I mean . .
to be legal. .
... .you know what I mean. . [smile like you just both committed a crime]
"Could you tell me what is your ABSOLUTE lowest price you are willing to take if I bring an offer by this evening"
Well, I was asking $250,000. .
"I guess I will be willing to entertain a $240,000 and that is my final answer.. ."
Not so fast. .
he means. .
That is his new asking price and we will negotiate from this point on. .down!
All I know, I just made $10,000 for my client.. .and more possible to come.
And that brings me to the next tip. .
Amplify and/or turn down the volume. .but never make up stuff to get someone to see it your way. .
