What is a Foreclosure in Maryland? 

Foreclosure property procedures are different in every state. Many states follow an easy and simple tax foreclosure, in the state of Maryland lenders have to follow a specific procedure and go trough a predictable process for every property they foreclose in the state of Maryland.

The law in Maryland is classifieds a nonjudicial when it comes to foreclosures. The courts have some control and they make sure the foreclosure is justified and proper. Once the courts determine that the lender is justified on selling the property, the lender first has to publish a notice of foreclosures in a local newspaper. The property is auctioned off and if there is no sale, the property becomes an REO (Real Estate Owned). This is when you, as a buyer can enter in negotiations directly with the lender of the local agent who will list the property.

Are Buying Foreclosures a Risky Maneuver in Maryland?

Our advice is that you need to be represented during this process to look out for your best interests. If you are talking to the lender or the listing agent, they are representing the property and their objective is to sell that property for the highest price, hide as many defects as possible buy hiding it under the “AS-IS” proclamation…this includes lien problems, paperwork, deed, etc, etc. …and they will make you pay that if you are not represented by your own real estate agent.

"When investing  in foreclosures there is great risk involved. While there is a lot of room to make a substantial profit in foreclosures you need to make sure that, you do your research and fully understand what your risks are. This is where a good real estate agent on your side will be worth thousands of savings  to your budget . Remember, properties that offer the greatest profit potential are often times the risky investments."
